MAINTENANCE:

RESIDENTIAL MAINTENANCE/HQS INSPECTOR                                                                                                                                                                                                                                                                 

Under general supervision, to perform a variety of semi-skilled tasks in the maintenance and repair of a variety of buildings and grounds facilities and structures; and to do related works as required.

The HQS Inspector inspects dwelling units leased or proposed for leasing under the housing voucher program to determine whether the unit complies with HUD's Housing Quality Standards (HQS) and the contracted Housing Authority Administrative Plan. The Inspector categorizes housing conditions that violate HQS fo required repairs to property owners.

EXAMPLES OF WORK PERFORMED: Performs the semi-skilled tasks in assisting skilled workers on work projects concerned with cleanings and repairs to tenant/agency units such as; performs general repair and maintenance work on structures, related physical facilities, makes repairs to dwelling units and equipment; assists in making repairs on heating systems and plumbing systems; assists in installing and repairing electrical systems, maintain grounds maintenance. Conduct all types of inspections: Initial Inspections, Annual Inspections, Re-Inspections, Complaint Inspections, and Abatement Inspections. Collect and transmit data using a hand held device. Pull schedule and inspection information for upcoming work shift. Complete and submit required documents to main office. Reports to Mechanic and/or Property Manager and Section 8 Manager.

KNOWLEDGE AND ABILITIES: The individual in this role will have significant daily interaction with owners of residential properties and with low-income families subsidized through the housing voucher program and public housing funds. Knowledge of common methods, materials and equipment used in carpentry, painting, electrical and mechanical trades; ability to use, operate and care for power and hand tools related to the building and mechanical trades; ability to follow oral and written instructions; and ability to work cooperatively with others.

EDUCATION AND EXPERIENCE: Any combination equivalent to graduation of high school/vocational degree and one year experience in general construction and building maintenance work. All inspectors are required to complete the provided classroom, online, and field training and must pass the final HQS certification exam. Possession of a valid motor vehicle operator’s license. The HQS Inspector must possess reliable transportation. A criminal background check will be performed and drug testing required.

KNOWLEDGE AND ABILITIES: Knowledge of common methods, materials and equipment used in carpentry, painting, electrical and mechanical trades; ability to use, operate and care for power and hand tools related to the building and mechanical trades; ability to follow oral and written instructions; and ability to work cooperatively with others.

EDUCATION AND EXPERIENCE: Any combination equivalent to graduation of high school/vocational degree and one year experience in general construction and building maintenance work. Possession of a valid motor vehicle operator’s license and pass drug testing. A criminal check will be performed. Testing may be required.

MAINTENANCE LABORER

Under general supervision, to assist in a variety of semi-skilled tasks in the maintenance and repair of a variety of building and grounds facilities and structures; and to assist in related work as required.

EXAMPLES OF WORK PERFORMED: Performs the labor tasks in assisting skilled workers on work projects concerned with their specialties; assists in general repair and maintenance work on structures, related physical facilities, and equipment; repairs doors and windows and assists in installation of hardware; assists in repairs to desks, chairs, and other furniture and equipment; assists in the removal and replacement of faucets and fixtures, and placement of washers and gaskets; assists in making repairs on heating systems; assists in the installation and repair of electrical systems; mows and rakes grass; trims hedges, shrubbery and cultivates bushes, trees, and other plants on project property; assists in cleaning gutters and other drainage structures; assists in the cleaning and repair of vacated tenant’s units. Reports to Mechanic and/or Property Manager.

KNOWLEDGE AND ABILITIES: Knowledge of common methods, materials and equipment used in carpentry, painting, electrical and mechanical trades; ability to use, operate, and care for power and hand tools related to the building and mechanical trades; ability to follow oral and written instructions; ability to work with others.

EDUCATION AND EXPERIENCE: Any combination equivalent to graduation of high school/vocational degree and one year of experience in general construction and/or building maintenance work.
